If you are trying to sell your home, then you know that you will eventually need to set up an open house for potential buyers to come through and see the property in person. Even though many people begin searching for a home on the Western Slope by scouring the Internet, most buyers with a real interest in the property will want to visit. You can only glean so much from pictures and video, and people want to get a real feel for the home before they put in an offer.

You and your real estate agent will need to stage your home for the perfect open house if you want it to be successful. While it might seem difficult, it’s not nearly as hard as you might think. Here are some tips that will help you.

More than Just Presentable

The home cannot simply look adequate. It needs to look exquisite. All of the clutter needs to be out of the home, and it needs to have a very neutral scheme to it that will allow the buyer to imagine his or her belongings in the house. The home needs to be very clean inside and outside. The lawn needs to be trimmed, and it needs to have that all important curb appeal. Look at homes in magazines to get an idea of how they should look.

Always Be Friendly

If you will be at the house when visitors arrive for a walkthrough, then you should always greet them with a smile. Have some snacks, water, or coffee available as well. It should be a welcoming experience for them. If you are not going to be at the home during the walkthrough, talk with your real estate agent about how they will greet the guests.

These simple tactics really can make a difference when you are trying to sell your Western Slope home.
